Current homesite availability

The lot has to be real before the decision can be useful.

Serrano lot availability changes. This desk shows a property only when a current approved source confirms the parcel and public status—not when generic marketing copy suggests a release.

Source-gated inventory

Current lots, without invented inventory.

There is no approved public lot record in this initial edition. That is intentional: land buyers need current facts, not a stale carousel.

What will be published

Address, public status, price, acreage and verified source date only when a current authorized record supports each field.

What is checked again

Status, release context, property documents and any lot-specific facts before a card is placed in this section.

What stays off the page

Unverified lot claims, inferred builder assignments, cached price data and “coming soon” inventory without source support.

Lot selection

A better search starts with the questions that survive the tour.

01

Confirm the record

Start with the current MLS record, ownership, status, asking context, parcel data and any release or reservation terms. A marketing description is not a current availability record.

02

Read the setting

Visit the exact parcel, observe slope, approach, easements, drainage, sightlines, privacy and the relationship to open space or trails before a design conversation starts.

03

Match the scope

Align the lot with a realistic program, construction budget, consultant team and timeline. The right plan begins with what the site can responsibly support.

04

Verify the path

Read the property-specific CC&Rs and Design Review or ACC process. Confirm current requirements, contacts, fees, submittals and approvals directly with the applicable organization.

Community context

Custom lots are part of the Serrano story. Their current release status is parcel-specific.

Parker Development describes custom home lots, including padded and unpadded lots. Start there for community context, then use Chris for a current property-specific conversation.
